statistically, she likely has knee osteoarthritis but she should be formally evaluated so treatment recommendations can be made
Needs MRI and X-rays of knee
She needs an orthopedic evaluation. Weight-bearing X-rays of both knees after a history and physical exam. Plus or minus an MRI. Start use of a cane on the side opposite. Precautions at home to prevent falls.

Based upon her age, this likely is arthritis, which is very common when people get into their 70s. Would recommend she get an X-ray and see an orthopedist to get evaluated. There are multiple treatment options if indeed it is arthritis.
Probably arthritis,She needs evaluation including an x-ray.If arthritis a cortisone injection, physio, and a brace could help.
